Our Fees cover all of the work required to complete the purchase of your new home, including dealing with registration at the Land Registry and dealing with the payment of Stamp Duty Land Tax (Stamp Duty) if the property is in England or Land Transaction Tax (Land Tax) if the property you wish to purchase is in Wales.

There may be further COSTS to pay which include our fees for the following;

Acting for Lender Fee                                                     £ 115.00 plus VAT @ 20%

Help To Buy Fee                                                              £ 200.00 plus VAT @ 20%

Local Authority Search Handling Fee                         £ 50.00 (inclusive of VAT)

Indemnity Policy Handling Fee                                   £ 50.00 (inclusive of VAT)

Chaps Transfer Fee                                                        £ 40.00 per transfer plus VAT @ 20%



Disbursements are costs related to your purchase that are payable to a third party such as Land Registry fees. We handle the payments of disbursements on your behalf to ensure a smoother process.

Disbursements related to your purchase will include;

Local Authority Search Fees*                  £ 152.50 (inclusive of VAT)

Land Registry Search Fee                        £ 3.00 No VAT

Land Charges Search Fee                        £ 2.00 (per person)   No VAT

*Local Authority Search Fees include; Water Search, Enviro Search, Local Search, Chancel Indemnity policy.


The cost of Land Registry fee is based on the purchased property value and can be obtained through HMLR website HM Land Registry: Registration Services fees


The cost of Stamp Duty or Land Tax on a property purchased depends on the value of the property, whether you are a first time buyer, if the property is your main residence etc. To obtain the value of the Stamp Duty you need to pay, you will need to go to the HMRC website (calculator) or if the property is located in Wales, by using the Welsh Revenue Authority website
